  • A modular home is built to state building codes (same a stick-built home), while a manufactured home is built to the federal HUD code. Manufactured homes include single-wide and double-wide homes (also called sectionals).


  • Modular homes must be placed on a permanent foundation, such as a crawl space or basement.


  • Manufactured homes can be placed on runners, piers, or concrete pads. However, if you plan to use a mortgage, most lenders will require the home to be set on a crawl space or permanent foundation.


  1. Single-wide homes: $60,000 – $90,000 on average
  2. Double-wide homes (sectionals): $100,000 – $160,000 on average
  3. Modular homes: $130,000 – $200,000 on average


  • These prices typically include delivery and assembly, along with risk insurance, a 1-year service warranty, and a 7-year structural warranty.
  • This is the home cost only.


  • In addition, you’ll have site work costs, which prepare your land for the home (foundation, utilities, etc.). These typically range from $50,000 to $80,000 on average, but can increase depending on factors like basements, garages, or other upgrades.


  • In total, your project will have two main costs:

  1. The home (with delivery and setup)
  2. The site work (based on your land and needs)


  • On average, the full process takes about 6 to 8 months from the time financing is secured to move-in.


  • Timelines can vary depending on your situation:

  1. Community park (single-wide or double-wide): about 3 months on average
  2. Home-only purchase (no site work or setup): about 6 to 8 weeks
  3. Full project (home + site work): typically 6 to 8 months


  • Timing depends on factors like site work, permits, and home type, but these ranges reflect a typical timeline.


  • Once you decide to move forward, the first step is to sign a contract to lock in your home price.


  • At that time, you’ll choose your home details and options, including:

  1. Interior and exterior colors
  2. Cabinets and countertops
  3. Siding and finishes
  4. Any upgrades or features you want


  • After the contract is signed, you can move forward with financing, while we begin coordinating permits and next steps for your project.

  • We’ll help you choose the right floor plan for your lifestyle and property, then pick your colors, finishes, and features. Once you’re ready, we’ll sign an agreement and place your home order to lock in current pricing.


  • We work with trusted lenders who specialize in modular and manufactured homes to help you secure a construction loan that covers your entire project from start to finish—or you’re welcome to use your own lender.


  • We’ll begin applying for permits, and once the permits are complete, you’ll be paired with your personal project manager who will oversee the entire process—from breaking ground to move-in day.
